I am writing to update you on important changes to the management structure of the Area Housing Teams.
Following extensive consultation with staff and in response to feedback from residents a new staffing and organisational structure has been agreed. These new arrangements will be introduced incrementally from the 2 July.
The reasons for the changes include the drive for us to provide a more proactive tenancy management service and to reflect some big changes to wider housing services. We have changed the formal engagement structures based on delivering more locally based services and working closely with the TRAs. The new Estate Plans will capture and drive this new way of working, but we need to make sure we have enough front line staff to drive these improvements.
Sitting alongside this will be our need to provide a stronger approach to issues like anti-social behaviour, fly tipping and recycling. Having considered comments a new structure has been agreed which includes proposals to:
- Reduce the area offices from three to two
- Increase the number of estate based staff by creating two new roles which are less office based
- Establish a handy persons / minor repairs service
We propose to consolidate services into two areas – North and South. The existing area boundaries will be maintained for formal engagement and performance reporting purposes but the administrative boundaries are to be rationalised into six neighbourhood teams.

As part of these proposals the number of Area Managers will reduce from three to two Head of Neighbourhood Housing posts and has provided me with the opportunity to seek voluntary redundancy from Lambeth.
Although I will not be leaving the service until the end of November, I will be taking up a revised temporary role as transition manager from early July. In the interim Tunde Akinyooye will carry out the role as Acting Head of Neighbourhood Housing for the new South Area pending a permanent appointment and Tim Fairhurst will manage the North Area pending his appointment as Assistant Director Neighbourhood Housing.
I will be very sorry to leave Lambeth and in particular move on from my role as Area Manager for the Central Area.
